Frequently asked questions

The important questions deserve a direct answer.

These answers separate Fowler's verified published terms from details that should be confirmed for a specific property.

Fees and pricing

Our monthly management fee is 10% of collected rent. If rent isn't collected, we don't take a management fee.

No. Tenant placement is $0. Finding and placing a qualified resident is part of the job, not an add-on.

No. We don't add a markup to vendor invoices. You pay what the repair costs.

$250 when a resident renews.

There's a one-time onboarding fee to set up a new property. Ask us for the current amount during your Portfolio Review. You'll see every fee in writing before you sign anything.

Compare the full agreement, not just the monthly percentage. Many companies advertise a low monthly fee and make it up with placement fees, maintenance markups and renewal charges. Our fee guide walks through how to compare.

Getting started

Yes, it's free, and there's no obligation. We look at your property and current setup and tell you honestly whether we're a good fit.

Yes. We review the current lease, deposit records and resident history, then handle the handoff so the resident knows who to call and rent keeps coming in.

Easier than most owners expect. We coordinate with your current manager to transfer the lease, deposit, keys and records. Our switching guide covers the steps.

Our management agreement runs 24 months, and the first 90 days are covered by our 90-day satisfaction guarantee: if you're not happy, you can walk away with no fee. If you decide to sell the property, there's also no fee to end the agreement. If you cancel for another reason after the first 90 days, the management fee continues through the end of the current tenant's lease.

Leasing and residents

Every applicant goes through credit, rental history (including references from previous landlords), criminal history and income verification. We'd rather take an extra day to find the right resident than rush a placement that costs you later.

No. We focus on long-term residential leases.

We don't let it drift. If rent hasn't been paid by the 7th of the month, we start the eviction process and keep you informed at every step.

Maintenance and reporting

We keep a $500 maintenance reserve for each property, so routine repairs get handled quickly without waiting on a check. Our vendors bill at cost, with no markup.

Owners get access to the Fowler owner portal (AppFolio) for statements, documents and updates, plus direct contact with our team.

Owners are paid at the end of each month, with a statement showing exactly what came in and what went out.

Areas and property types

Columbia, Forest Acres, Lexington, Blythewood, West Columbia, Irmo and Chapin, South Carolina.

Single-family homes, small multifamily properties, townhomes, condominiums, inherited rentals and owner portfolios.

Yes. Inherited homes are one of the most common situations we see. We'll look at the condition, what it would take to get it rent-ready, and what it could realistically rent for, so you can decide with real numbers.
